I have actually sent 2 "pay rent or quit" notices (May and July) to them, but they always came through and paid everything very close to the deadline.

By then I "should" be ready (I know there is not such a thing, but I need deadlines to push me).

I tell the buyers to submit their best offer and review all offers at the deadline.

All this is very doable if you orchestrate it...there are a lot of moving parts and tight deadlines, so just make sure you are confident in your systems and this will be very manageable.

Give them the assignment of gathering the data myself and others I'm sure have mentioned and set a deadline.

If I was working the MLS for deals I would make offers consistently with 72 hour deadlines.
