Chris Jackson 8-plex - Should I pull the trigger?

Thats only $36,250 a unit at full asking price, and if you can convert the store front to laundry for the tenants, I'd use coin op machines.
Trevor Ramos Looking to buy or create an ADU (MIL) in Seattle
13 July 2020 | 4 replies
Shared laundry may be unavoidable depending on the size of the home;   if the ADU is a smaller one is probably a safe move to make laundry free but if you are considering a large (2 or 3br) ADU you might want to think about metered laundry (coin op or something) just in case you get an occupancy-limit sized household.I don't know if they would allow it for an ADU vs. a real duplex,  but the ability to add a second electric meter and breaker panel would be a good way to prevent issues with excess utility usage (you could bill back or just require tenant to get the electric service in their name) - even without that there are submetering options.

Account Closed Stainless Steel or White Appliances for Rentals?

The handy man doing the rehab - he manages 28 units in Glendale - says I should be able to get an extra $100.00 per month in rent if I have a stainless steel stove, hood, and dishwasher installed instead of white. There might be some deal breakers for super high quality tenants already, like this being an apt conversion, with coin laundry machines located in the common area.
