Ask an agent friend what the prevailing rate is for a cooperating broker who brings a tenant in your area.  

The current management has to fully cooperate so that it doesn't cause confusion & uncertainty with the tenants.

My intention is to market the deal to owner-occupants during escrow, all parties cooperatively choose the best buyer, and close the entire transaction simultaneously.

Obviously $1500 to the seller is much more motivation to cooperate through the process and show up at the closing table than nothing.

Again, without a MTM lease, you may have to wait until lease renewal to implement this without their cooperation.

Plus, being a realtor obviously gives you access to see which listings are available, and you can place offers on those listings without having to pay a cooperating real estate agent a commission.  

It will ruin her credit and possibly make her unwilling to cooperate with you.

Sounds like seller is not really cooperating, or they were denied.

Ned Carey I don't think the bank is obligated to extend without the cooperation of the seller and I have a short window of time left on the approval.

( if the tenants are good, cooperative and want to stay) Maybe sell to another investor that wants a buy and hold?.
