Out of the blue no warning...no other discussion...I didn't have a spare key because my ex property manager took them all ( don't ask) so called my locksmith ...I was really holding my breath as to what I might find...but the house was clean and in order and as far as I could tell no damage...so yay...I can rent it out again no problem...it was just so strange he would do that...he has not made any other contact with me...never had this happen before

I only ask bc in my personal opinion I think you should focus on college if that is your plan and make the best of that while your there and at the same time keep learning about RE investing in your spare time. 

The kits include compact fluorescent light bulbs of various wattages, LED night lights, smart power strip, whistle that attaches to your HVAC air filter and alerts you when it's time to change the filter, low flow shower heads, dryer vent cleaning brush, water temperature thermometer, refrigerator thermometer, weatherstripping, caulking, foam pipe insulators, window film, rain gauges, etc.

I did a "similar" thing by purchasing an SFH and renting out my spare rooms.

If I have a chance, in my spare time....LOL , I will go in and see how many county tax rolls they actually give me access to and then view them all to see which counties update frequently and which ones do not.My thoughts were to make them available here if it would add value to the site.

I'll spare you the discussion on selecting property managers, I'm sure this has been covered ad naseum in the BP forums.Tell the property manager that you own a duplex and that you would like them to manage it.

With a bit of improvements and a rent increase over the time Im living in it (I enjoy this type of work in my spare time) I think I'll be able to add a bit of value to it and maybe get out of the FHA so that I can use it again. 

In my spare time I read, listen and watch everything REI related that I can get my hands on to.I am interested in working with local investors in the DC/ Baltimore/ Northern Virginia (DMV) region to learn and expand my knowledge.
