Or just bake it into the lease they sign at renewal, if you choose to keep them and they've been otherwise good tenants, that they agree to no unauthorized adults living in the property (more than 2 week stay). 

Require background checks on all adults living in the house.

If the adult child moves out they will reassess to date of death. 

Still, time to make structural changes I'm also an adult child over  55 and have lived here for over two years.

My husband, adult kids and their families all decided to move to southern California, knowing it would be the first to rebound.
