Threaten to sue the agent and the seller if they don't return your earnest and void the contract because they breached it.I think you could actually win on this basis, but usually just the threat of a plausible winning lawsuit is all it takes, in my experience.I have great luck getting folk to settle with a tough bluff backed by a potentially winning case.

But, if you go in their with some wimpy, insulting offer, then pull some threatening type behavior, it will not likely go easy for you.  

Threatening the tenant with calls to DCFS and other local agencies for poor standards at her business is a fine line to walk.

So now they are threatening to go to court over not wanting g the house because of the tenant!!

Are you prepared to get a letter from your manager that some "***** applicant is threatening bogus litigation" that turns out not to be bogus?  

Certified mail letter stating how much your account should be credited, threaten you will bring it to small claims, google reviews, the whole nine.

Threaten to have YOUR lawyer, weather you actually have one or not, call them to request if they don't comply at first.
