So, it's not about the one trying to do unethical or illegal things, it's about others who may be influenced by the uninformed, naive or the intentional scammer. 

One of the communities I managed was 80% absentee owners from the UK, and with the associated currency value drop, I'm sure they are very concerned right now.Locally we really don't expect to see much influence, unless that specific condo is heavily involved with UK tenants, at which point it might be wise to advertise to other renters.You have some historical numbers, so continue to review the current performance against the past.  

Since you are there, your manager should have less to do, if you're good at influencing others and property inspection matters, you should be paying a bit less too.Otherwise, you will not be living harmoniously, I'm pretty sure of that. :) 

I have to say, it makes me think that the people saying that have ulterior motives to influence people into other areas.Memphis ROCKS!

I might just need to wait a day and see if he calls...unless someone has some advice on influencing a fsbo on making a quicker decision...is there anything other than money that might sweeten the deal? 

Let's not forget the downward pressure on prices in the market currently and over the last couple years will influence the need for new construction to structure its capital deployment and lower costs to build overall.

Sorry I don't know your local market, but yes 30% can be done here.BTW, the largest home in the country is less than 20 miles from me, but it doesn't influence the market.
