Maybe to deploy the cash elsewhere where I can earn a better return on the funds, maybe its because if I spent a month living in each property I already own, I wouldn't get to the SF property until 3 years from now; so I could be listing the property for sale for any boat load of reasons. 

correct, I am trying to diversify geographically and by asset class (and also sponsor groups). this will hopefully reduce risk (key man, geographic, economic, etc) and spread out the timelines of the projects so I have money to deploy (or re-deploy) every year or so.

Hi @David Chance with the various incremental expenses involved with buying a note/note investing, a checkbook SDIRA would be best so you can deploy funds quickly and as needed.

And you also don't say you have a big pile of cash or fat income that you're looking to deploy. 

Now, if you don't have the time and have spare money then maybe a course is the right answer for you.If this was me, I'd give myself about 6 months of studying and then deploy that 50k.

Some of the more successful investors here studied for years before deploying real dollars.

As a buy and hold investor I'd look to try and deploy my capital before that happens!

If he hadn't been transferred and deployed instead I would have house hacked with roommates.There are tons of ways to get started.
