I strongly believe you could make a good deal in joining a foreign market since the criteria you use for evaluating a deal are likely to be different than the local people due to the cultural differences.

Lots of lessons learned, I'll put my thoughts together and share later but right now I'm going to celebrate.

Any form of live work where you have retail on the ground and residence above is very rich culturally.

It can be made worse by culture of the person you are dealing with.

Celebrate your wins with something special....a reward for your efforts.
