I don’t know nearly enough about how a market appreciates so it would feel more like gambling than investing should I try an appreciation play at this point.

@Jay Hinrichs I know your big against the OOS investor working in these type of markets but I am going to take a gamble.

We could have done a lot more deals if we didn't care about gambling/investing with OPM, but we don't think we could sleep at night. 

This is the type of Trust I would recommend, unless you have a special beneficiary and extra assets to set aside.And NEVER respond to spam callers. 

Gamble to make a bit more or go with the given and move the house ?  

Way too much of a gamble.
