The surrounding houses are a mixture of mobile homes and smaller 3/2 the area is more of a ranch type setting with room for future development.Based on some pics the interior is well kept but the outside is just plain bland.

Don't give your bottom price yet because everyone will negotiate but be in the right range and stay there.IMO - The interior is beautiful, the exterior is neat & clean but the exterior is too much plain vanilla. 

On an old house, those issues have usually been resolved--and if they haven't been resolved, they're often plainly visible (e.g.; big cracks in foundation, signs of water diversion failures, etc.). ...But on a new house, there's often no way to know what lies ahead.

They are deceptive, plain and simple. 

There are so many alternatives for financine without such presonal liability that the use of such funds is just plain nuts!

Farther away from town, no city water/utilities, flood plain, RR, eye sores?

It’s not in a flood plain and historically no hurricanes and earth quakes.

I've seen a lot of Wholesalers that market contracts at unreasonable prices, inflate ARVs, underestimate the repair costs, and can be just plain lazy when it comes to doing their due diligence.
