Kind of ironic.

We have a few colleges around here, so it's definitely an option...however I remember the days when I was a student; my peers and I hadn't quite ironed out the notion of responsibility just yet.  

Once you close and list on the MLS (or even just close without listing), you have time, options, and more offers to choose from.I also consider it a little ironic that you say "the worst" downside of wholesaling is you are "depending on the seller's word" when its in fact the precise opposite from what normally happens and it's the seller who depends on the wholesaler and the seller's trust is misplaced. 

This is due to the iron pipe corroding and this is surprisingly common on homes of this age in this area.

However, there are many irons in the fire (@Skip Gilliam we are going to touch on the complexities).

In my case, it was a local bank that was ironically recommended by another local bank.

Only bad things i can see from it is there is a old coal Octopus furnace that's had a gas furnace added on to it (so the coal part is no long working) and there are some old cast iron pipes still in use in the house.

I understand that this might be a lesson learned and cut my loses, but ironically he texted me last night demanding receipts for the damage to verify the charges  ¯\_(ツ)_/¯I am plan to try and call up to the base today and see about tracking down his CO and call the collections agency that was posted.Thanks for all the insight.
