Recognizing this in 2006 saved me from financial ruin.

Also had to repaint rooms that were vandalized and replace appliances that were ruined.

My recommendation, so long as it won't ruin the sale, would be to get a longer balloon period ... make if 10 years, 15 if you can.

The historical data of epic financial ruin following even very savvy people who invested in housing, food, tools, clothing, heavy equipment, technical services, a few unmentionables, etc for oil field boom events is truly legendary. 

The residents there have been voicing complaints about the rise of Airbnb in the area and how it's ruining their way of life, the hospitality industry, and they are trying to get laws passed to regulate the industry there so that's something to keep an eye on.

The first words out of the mayor's mouth, "To me, short term rentals are like a cancer on the city...Yes we do receive a lodging tax from that, but quite honestly, the amount of damage that short term rentals do to our city isn't outweighed by the amount of tax we receive."

Bad inspections ruin deals.

On top of that I was diagnosed with blood cancer in Sept 2021 and continued to live in a different primary residence to be near proper medical care.
