For my first deal I am looking at converting my basement into a full studio apartment and renting out both the top and bottom part of the townhouse, like a pad split.

It is Cleveland after all and winter time, it is nice to have covered parking.I am certain this would be a potential deal breaker/large negotiation position for any future buyers as someone will need to handle this issue.It needs to be completed, I would be curious to better understand the condition of the 3rd garage bay along with the garage pad.

We have a few local RV parks that have agreed to let me rent pads for a year at a time and STR.

Once that TIF zone ends, the TIF funds become town capital and the additional revenue generated in taxes pads the balance sheet of the municipality.

@David PaiSo your concrete pad is raised above the neighbors yard and your tenant washes pet waste off the edge into their yard?

So in order to make it worth their time, I have found that most PMs want a higher fee if the monthly rent amount is lower.For example, a rental that charges $500/mo would require paying a PM $50/mo using a 10% fee rate.
