Your leasing process should have a deadline for when deposit and first months rent are paid. 

I would make him get exact and have contingency, but I would also set deadlines on completion and penalties if he fails to meet deadlines.

Does he have a deadline?

On the agent side, I make sure that I know the deadline dates and start making offers on day 1 to get properties locked up.

This reminds me... if you are planning on having a closing with a government loan of any kind within a week of the next deadline I would try to speed it up or come up with plan B.

If you put in an inspection objection for these issues the seller may offer to fix them but if not you can always withdraw your objection before the inspection resolution deadline and the seller does not have the option to terminate the deal for this reason.

If the tenant doesn't give notice and we want them to stay, we send the case worker and tenant a confirmation that a termination notice was not given before the deadline and therefore the new lease expiration date is X.
