From what I've seen lately, the best price-performance mattress < $500 according to one of the few still indie review sites left (Consumer Reports) is the mattress hardly anyone's heard of: Sleep Innovations 10" Marley @ $275 (queen).

I owned 2 different B&Bs and both of them had a tiny room where there was just really enough room for a queen sized bed and to move around both sides of it.

Its a historic neighborhood so smaller bedrooms are common, basically enough room for a queen bed, night stand on each side and a small dresser in the master or a twin or double bed and a small desk in the other 2 bedrooms.

For Seattle- no doubt in downtown Seattle, Queen Anne, Ballard, etc., the huge premium for a short-term rental make the economics a lot sexier vs conventional.

For the most part you see them just outside of DC and Baltimore or across the Bay Bridge in Queen Ann County.
