Smart buyers are monitoring the MLS and long gone are the days of agents finding properties for buyer.In my opinion, the issue with discount brokers is they discount the buyer and seller commission.

I think this is a great idea, except it would be hard to monitor the tenants actually doing what they say they did plus it might be worth not having them mess around with your 4K investment.

For one, violations are so common that it's not going to mean someone will sell below market.Second, those type of events already trigger 10000 calls, texts, and letters from people that have systems setup to monitor such things.  

You still need a custodian, but they are removed from the day to day monitoring and approval process.

If you have nicer landscaping that you feel you needs special care, its often not realistic to expect a tenant to do that and for you to monitor that it gets done.
