I also am confident that he doesn't need me to defend him, but I am thinking maybe you should consider changing your approach.

Waiting for public records to update so I can contact the owner with a PSA.Being new to investing, I lean towards defending other new investors but I cringe pretty frequently; seeing many posts here as well as some of the closing prices in markets we keep an eye on.

And within a reasonable timeframe where the seller avoids foreclosure when the buyer doesn't pay the sellers note, or at least received adequate compensation for the damage to their credit and costs to defend themselves?

It's great if everything works out, but if there's a problem down the road, and the people buying the house come back, it's you that will be held liable and be spending money defending a lawsuit.
