I'd put a nice carpet runner up the treads, it will protect the treads and should be fairly cheap; pick a good wearing but modern pattern/color for the carpet.

No "pattern" of trouble with the law.  3 or more misdemenaors (except traffic tickets) in 5 years or less is NO GO.

It'd be an issue if you had hundreds or thousands of units and made it a pattern of not replying to people with Hispanic names, but that's clearly not the case. 

With hundreds and hundreds of move-outs to analyze, patterns start to emerge, and it's not what most people think.
