I've gotten screwed by contractors just like anyone else, but I'm at least here and can react quickly before it gets out of hand.

@Rebecca McDonald The human brain can react very strongly and rapidly to certain things (in this case, your title, which could be interpreted as an impossibility) which makes people exhibit a strong reaction. 

I am not a native here so I guess there were some surprises compared to what you would think is desirable coming from the city or burbs!

I have a handyman that I trust who can react to the day2day situation if needed.The reason I want this is to make my own decision in accepting tenant.

How will you react if you get a bad tenant who does not pay and trashes your once "home"?  

But as @James Wise said, it is typically done by people who A) are priced out of their home markets (@Shawn Ackerman I literally laughed out loud at your wet paper bag comment, the only time I wish there were Facebook-esque 'laugh react' options on BP lol) or B) are looking to diversify into other markets to spread investment risk around. 

It has been key to my learning for sure.I'm a lifelong native and Bronco fan too.
