I am sure the extra 6 inches gives a place for a makeup, hair dryer, straightener, etc.

The final kicker was, as they were leaving, the original guy mentioned that he really liked the fireplace mantel because his 70 inch TV would fit up there very nicely....no shower, no central air but a big screen TV.I thought I had discouraged them enough when I told them that each would have to pay the screening fee to check credit/criminal history but I'll be darned if they didn't call back four days later saying they had the applications (I had to provide them several) all filled out. 

But, he had a 60 inch flat screen and Direct TV.

Maybe its only me that this bothers, but for a small 2-bed, 1-bath at only 811 sq ft, I feel that every inch here counts, especially the kitchen...The pass-thru window in the kitchen with the countertop on it...

I think by adding black mulch around the exterior including along the driveway and bushes and tress might help, especially since you said you painted the front door black.
