With respect to the above building, our offer was initially passed over for another, but that party backed out due to the K-n-T (and a few other issues like a leaking cast-iron sewer main).The cost to rewire will depend on many factors - how you run the new wiring and how you repair ceilings, mouldings, walls, etc. damaged in the process; how many additional circuits you add; whether you upgrade the service entrance; whether you fish wires yourself of hire it all out to an electrician, etc.

In the photos below, the sewer pipes consisted of galvanized steel and cast iron, both of which were cracked or broken under the dirt floor of the crawl space and causing sewage to leak into the crawl space.      7.

If it's built in the 60's likely galvanized water pipes including a main running to the street, lead based paint remediation issues, electrical, code upgrades might be required for sprinkler systems, cast iron sewer that needs to be replaced etc.

Through the warranties we have had the heater repaired (day after Christmas), cast iron drain pipes replaced, main sewer line cleared, and an electrical issue.

Same improvements minus the roof, and Add Exterior Iron Gate entry.Thinking of adding security cameras on both buildings. ( Are in C neighborhoods )My main goals are to do the repairs that normally yield the biggest difference on an appraisal. ( I am planning on hiring an appraiser to look at the property and tell me what would need to be done in order to get these properties up to or around the price point I need).
