And since you're holding long term, a little more budget upfront will pale in comparison to the appreciation you will attain down the road.

Unfortunately this neighbor is not a good source of information concerning the tenants as they’ve either escalated the parking situation to the point of petty vandalism or they’ve become so obsessed with the vehicle parked in front of their house that they’re willing to go beyond the pale.  

@Branden Yang REO properties get listed on the MLS, therefore, it's going to be difficult to wholesale because most investors will have already come across the deal before you have time to get it under contract.

Cash flow also pales in return compared to high appreciation returns.  

Plus if this really is a great deal, the amount of appreciation and cash flow you will make over the next 5 years should pale in comparison to an agent commission.
