I know that people coming from Real Estate rather than the trades and moving into being a landlord, and ESPECIALLY women, tend to like wasting, ahem, I mean spending money on them, but you should bite the bullet and either find excellent, trustworthy tradesmen yourself (who usually have no interest in working for home warranty wages) and/or learning basic mechanicals and trades yourself, at least HOW to do it even if you don't.

Right now I have a group of women that are seniors, looking for new housing as the house they're in has been sold.

And yes, I really do not get a good feeling about tatted head to toe women and people with weird hair colors and piercings.

I can't tell you how many service men and women have created lasting wealth for themselves simply by buying a house or two at each posting. 

Our experience is that a lot of our women tenants prefer contractors be there when they're not.
