Market Range for neighborhood is $330-415k. 

Besides the higher down payments, higher interest rates, and potentially shorter terms on commercial loans (all easy to underwrite with a couple calls to lenders), commercial deals in the 5-20 unit range are not much different than a 4 unit.  

Most decent lots are selling in the $50k to $60k range. 

Your PM fees for LTR will be more in the 10-12% range, while for STR it is more in the 25-30% range (and don't forget about GET/TAT).

You'd be surprised at how many people are looking to work with real estate developers to generate returns higher than the market, but they don't widely advertise this.

HiI was looking at some AL properties on RTR websites in Montevallo/Birmingham area which look good on paper; $260K-$270K range and close to $350/month cash flow after PM fee.

Right now you are just looking with a wide scope.

From what we can find, houses with piers in the neighborhood have largely had to go very deep (90-120 ft), so estimates from local foundation contractors are ranging from 70-130k.  

The cost to buy a laundromat can vary widely depending on the size, location, condition of the equipment, and goodwill.
