I guess that's kind of my point, I could easily see loosing 10-15% of my profitability using a management company, so it makes the DST fees more palatable when I factor in how much more time I would get back from passive investing vs. vetting/managing a management company and possibly still being active at times.

Nathan mentioned using a syndication site to push your listing to multiple sites at one time which is also something that I recommend in order to expose your property to as many sites as possible.Some things to consider to maximize the efficiency and giving a perspective resident a great experience from the beginning to having a scheduling link available in your description for specific days and times that you can show the property so that you can capture your leads wanting to tour the property without them having to wait for a response from you and scheduling a one off time.I would recommend investigating in having professional photography taken if you are leasing in a market that has a lot of competition since your photos will have your property stand out and drive traffic.Good luck!

I'm using a service called 'PetScreening' where the tenant fills out an application on their pet (birth date, shots, bite history, etc) and based on the answers given a 'fido score' is given to help the Landlord figure out the risk associated with the pet and the reasons why the score was given.

The owner went on the roof using a ladder and took a couple of wacks at the chimney with a sledgehammer and big chunks of brick, morter and clay flue fell down on the roof and damaged the roofing, and rolled off into the yard where the boys broke it up.The put in wheelbarrow and took it to a pickup truck which squatted heavily when filled with bricks.
