One of the things that irritated me the most was that they were typically only on site around 7-7.5 hours a day, mon-fri, even when they were weeks behind schedule!

But while I can't be mad at myself for being so disciplined about paying down my loans that I'm now only looking at 9K left to finish off, I am slightly irritated that it took me that long to realize I could be MAKING more of a return on the money I was handing over to the banks.

I'm very irritated that it came out that way but by the time I saw it almost the whole house was done.

Eventually, I will succeed at my goals, yes I'll be irritated and a little frustrated but I'll get over that and continue moving forward.

Laminate in general is an inferior product, made with toxic chemicals, in an irresponsible manor, and doesn't hold up well at all in a rental/tenant environment.  

I fired 2 owners last year(35 units) because it just wasn't worth the toxicity they brought each month...

One thing I learned back when I worked with a very toxic team mate who behaved similarly to this woman is that not engaging with this type of person is the thing that infuriates them most.  

You aren't going to make enough to justify selling and your ltv margins are too tight to justify refinancing an investment property considering the cost of fees to refinance and mortgage insurance.Also, $25 more per month is just going to irritate  a good tenant so leave it alone.  

It will kill everything in there and is non toxic.
