Turnkey (renovated) units will do better and need less, generally, from the get-go.On your collections, Cleveland is a renter town, you renters will pay, you just need a good PM with a collections process.

About 200 yards in, is the nearest towns trash dump. 

It's a good trade-off for now.On the agent side, the best performing videos for me are two kinds:1. market specific with detailed info only for locals (Top 5 restaurants in this part of town, why you should move to Milwaukee, etc.)2. home inspection rundowns and buyer-side process videos.I use all of my playlists to send to buyers, sellers, and investors in advance so all of their questions are answered without me having to go back over it.

I would also caution if you are intending on a vacation rental be very cautious of the individual town restrictions.

There is also a significant investment happening in the Buckeye area that should drive appreciation in that part of town in the coming years although currently I would classify that area more as a C- or D+ depending on the street.Best of luck to you!
