Toilets are generally free if you don't mind pink.

I considered SFH where I'd rent out all the rooms and keep one to myself, but this seems risky since I'll realistically be away for months at a time and couldn't manage the unit/other tenants.Then I came across some listings that appear to be hotel rooms for sale, with basically the facilities I need (a bed, toilet, kitchen), a price point I can handle (270-500k$, I'd do 20% down), and fairly high HOAs (~1500$/m?).

Just look at how people went crazy over grocery store items during Covid - not limited to toilet paper and bleach.

Would love to see how performance pans out over the longer term.Also, my personal gut tells me with turnkey that the properties are not BRRRR'able as you're essentially getting them post-renovation for their actual appraised value and not below.

So currently the neighbors grey water mostly goes in my driveway, and there appears to be what used to be a toilet that might be leaking sewage in the basement.The floor drains have collection of water.

Switching out a toilet, no you dont need a permit (imo).

Hipsters love the ugly old toilets apparently, funkier the color the better.  

While you do not have to deal with the tenants, toilets and termites - it is not 100% passive as some make it out to be, so just be aware of that going in.
