I have full-time work as a CRE underwriter for a regional bank.

As a starter I think the regional/drive to leisure market would be an area for me to start, where folks can drive within a couple of hours and still get a vacation. 

With such a large and diverse population across Texas, I imagine different regions have unique real estate trends, demands, and opportunities.

It seems like it is somewhat regional but in the areas it is popular it works well. 

I live in the Bay Area and have been focusing on regions outside Yosemite national park to do my research.

These things vary from state to state and perhaps even region to region.

Investment also spiked in Class A Short-Term Rentals (STR) and investors started paying higher and higher prices based upon anticipated STR rental rates, that exceeded sustainability based upon Long-Term Rental rates (LTR).

I know that is very regional as it only happened in one area where I have rentals and not the other (the markets are very different).

@Ari Lagunas I would chose the 95% OO loan over the higher FHA LTV due to fha sustainability rules (applies for more than 2 units), fha stringent criteria regarding condition, and fha rules regarding PMI.
