The time you spend (or pay someone) to assemble eats into the savings, plus these items tend to be lower quality to begin with.

In cases where VTB tends to work, the price the seller wants is higher than what the market will give them, so they are willing to take on some risk and wait but get the price they wanted.

As you know, we generally don't have such restrictions in Canada so I personally tend to look first at the environmental issues my own backyard before.

I think the business has pretty thin profit margins and they tend to take on too many units, which results in the quality going down.

Collecting 2-4 rents for 1 property tends to offset taxes more favorably.  

Historically the market slowed down in the months prior, as people tend to freeze in the face of uncertainty. 

Finally, I highly recommend increasing your underwriting rehab estimate number by 15-20% as most renovations tend to go over budget.

In my own experience, Section 8 tenants tend to stay longer, and fewer vacancies mean less turnover cost and hassle, which is a huge win.Section 8 isn’t for everyone, but if you want reliable cash flow and are willing to do the upfront work, it can be a great way to invest in rental properties.
