If you're a relatively small scale investor (buying about 1 property per year, or less), then online calculators like the ones BP has, combined with your own spreadsheet customized to your preferences should suffice for the data analysis portion of your property analyses....but the data alone doesn't tell the whole story (Zillow learned this the hard way!). 

Hi Alan, I've answered this Q at length in other threads, but suffice it to say, unless you find a STEAL on a move-in ready home, or a reallllly good deal on a flip AND can bring it to code, what you call student rentals are not likely to cashflow in city limits.

So all you will need really upfront is to let your lender know your rank and where you’ll be PCS too.If you have your PCS orders already that makes it even easier but the above should suffice for preapproval purposes. 

If you know that you want the property back try to give them enough notice that way they have suffice time.  

No need to get all upset about it, a simple "I prefer not to share" would suffice. 

Something as simple as a text message that says, "I'm out, keys are on the counter" would suffice as written evidence of vacating.Doesn't matter.
