@Gabriel Rascon How about a slow water leak from a cracked washer valve due to over tightening during the tenants installation right when you're half way through your work shift?

Going forward, tighten up your lease. 

If they figure out how to tighten it up, I would jump back in.

Being grandfathered in condo communities that are tightening restrictions means you likely will be able to push rent in the coming years as demand for rentals meets with less supply.

She is financially irresponsible, living beyond her means, rent would never be paid on time and having her as a tenant would place a serious emotional strain on your existing tenants.

I would put in his head that he should think about relocating in the near future (make up any excuse you want) as it’s not going to be any easier to raise the rent next year and it’s just not worth straining a families relationship for 40 bucks a month.

Even if values decline or if credit markets tighten, you still end up with a good cash-flowing rental unit.
