Commercial properties can be lucrative, but the financing/underwriting required from lenders is generally more "conservative" relative to residential and usually have higher interest rates (unless you have a "rock star", long-term commercial tenant in place) and generally require more equity from the borrower compared to residential.

Things like your ADR, photo quality, current ratings, the number of reviews compared to your rating, and, of course, listing optimization (SEO).

Its pretty much a necessity as the loans are so large on average compared to other areas of the country..

The "fair market value" parks they compare us to is not even close.Regarding our park, in NYS, the owner is responsible for moving the home off the lot in cases where we are evicted (to somewhere it can be put - the company then could charge storage fees if the owner wanted the home moved to another site) i, that is state law as we own our home and rent the lot.

No matter what you do I think you are going to have guests point out that something isn’t working which could lead to annoyance or requests for refunds or bad reviews.Plus, providing bottled water over the long term probably isn’t going to save you much money compared to paying a plumber to get the fridge connected. 

Figure rates are significantly higher doing this instead of the more straight forward approach.  

I am curious though, in hindsight, how does an investment in STR in Hawaii in 2012 would compare with other markets over this period of time despite all the regulation headwinds?

It took more time and back and forth communication than was needed, and compared poorly with other refinancings we have gone through.
