If you are literally on the city limit fringe, say within 5 mins of the pigeon forge or gatlinburg strip, you may be okay without a view.

Long term I can see Milwaukee home prices creek up to the national average, which probably means they will double over the next 10 years, partially fueled also by inflation (devaluation of currency).You could try and BRRR on the fringes of that gentrification, which should work in theory, but you already need a fair amount of comps over 200k for it to work and a "good neighborhood feel" - I have not seen it done yet and the risk is of course that you don't see the same rate of value gain as you see in desirable communities..

Kati Ross is correct about the west side--and that is also true for other fringe areas around GR's redeveloping neighborhoods.

The section listed earlier north and south 45th-67th street and east of 22nd ave is the area generally considered the “not great part of town” now there is opportunity and even within that zone the main area I personally avoid is 57th-63rd st & 12th-22nd ave ... usually around the fringes you can be ok depending on the type of property your looking for can be a solid C class rental if managed right.Happy to answer any questions

Somewhere in the middle is the truth.Buy and hold in Calgary will be most effective in older neighbourhoods that are closer to downtown than the fringe suburbs.

I would certainly consider fringe metro towns such as: McMinnville, Fairview, Troutdale, Newberg, Hillsboro or look into the Salem, Eugene, or coastal towns.
