Home prices have decreased over the last 18 months so there is lack of good options and values still above normal. 

They do offer access to mutual funds, but I do not love this option.

Hey Kaleb,If you’re looking at markets out west or down south, those can be great options, but I’d also recommend checking out Detroit.

I think build to rent is a great option if you can get cheap enough land to make it worth it.

There are a few options(1)You can get connected with the larger wholesaler firms in the area (2) go through PCPAO site and skiptrace the buyers of similar properties as yours, (3) hunt down the agents involved in the sale of properties similar to yours or go to local REI meetings and pitch it to the investors there. 

I think a mix of housing options is important, but ultimately it comes down to what people will buy and space. 

They are full size and yet still run off 120v and just need a water source and drain. 

You can try to attend virtual events, many real estate meetups and events offer virtual options.

I've helped people with SBA loans to purchase real estate for a business, but for buying rental real estate, the DSCR loan is a much better option.
