I would encourage doing a house hack first.

@Kenneth P Ford they are a national franchise with great marketing.They also have some national support for their individual franchises, but it all depends on the local team.Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

So after further research, I found this great publication from 1980 on Encouraging Energy Conservation in Multifamily Properties that talks very in depth about RUBS.

Being your investments, I encourage you to do what works best for you in your situation. 

I get the 'professional silence', and have been told imperiously by other landlords that I should just not respond and ignore rambling, and responses definitely encourage more.However I find I have tenants that demand attention, if I don't answer they continue to get louder and angrier, and begin trying to come up with ways to force me to answer and get involved.  

Of course, take this advice with a grain of salt, as everyone’s situation is different.I would encourage you to keep pursuing this with everything you have, but also reinvest the profits from your flips.

Any thoughts on which way to go because we don't need the break in alarm but we definitely want video cameras to try and encourage the people doing rotten things to stay away.
