A phrase I think I got from one of Danny Johnson's posts "Patience plus Persistence equals Profits" was the key to keeping my nose on the grindstone.I can't tell you how many hundreds and thousands of hours I spent studying and networking before I took action so I'm going to fast forward to the time when I had some letters and signs out.

They do tend to have a bit of a smell (like if your nose is within 6 inches of the tank), but nothing that would stay behind after your prospective tenants move out.

d stated he had smelled it through the vents prior so maybe it had been going on in the short term as I have the nose of a dog and had never smelled it inside the property).I was heading East to visit that property anyways (to visit my parents plus the upstairs tenant graduated from osteopathic medical school and will be moving out at the end of the month and I need to fill that vacancy) but now instead of filling one vacancy I'll be filling two vacancies.

This gives the smokers some time to find a new apartment or finally use that nicotine patch they've been meaning to get around to for years3: Hold your nose and keep it smoking4: Raise rents for some people more than others (maybe higher than prevailing local rents), documenting for yourself that there are more costs associated with smoking and animals, with the expectation that your smokers will move out over timeI've done both #1 and #2 with properties I've purchased with inherited smoking tenants, and I haven't had to resort to eviction (for this reason) yet.

Letting someone build 8 duplexes without permits under their noses and not getting caught/cited is a big slap on their face.

If I were her realtor I'd be happy to put it on the market at 1.2M also...its no skin off the realtor's nose if it doesn't sell.
