The last expensive turn I had (tenant left it a huge mess and smoked inside etc), I used a painter, a landscaper, a plumber, a cabinet counter refinisher, cleaners. 

They are in effect using smoke and mirrors to inflate their returnes.Alternatly The DP should be assigned a 10% return as it's opportunity value.

The lease states no pets on the premises and no smoking...they are already in violation of this.

For example, we get a tenant who seems wonderful but ends up inviting her boyfriend or other family member who smokes and has a pit-bull to live with her halfway through the lease without telling us.

Strong wind gusts and very dry conditions aren't helping with fighting the blaze and trying to contain the raging wildfire that is causing so much damage and grief.Can you imagine, going to the grocery store or visiting a friend down the street, and an hour later seeing smoke a few miles away, not thinking much about it or being very worried about it...but a few minutes / hours later being forced by order to LEAVE NOW and a few hours later you find out that multiple people are considered missing and that almost the whole town was completely wiped out... as if a bomb went off and flatted the entire area..Well, this is very much a reality for people Northern California in Butt County.

I was kind of amazed.They care about peeling paint and whether the smoke and monoxide alarms are installed and work. 

I have all the necessary letters, documents photos etc that show they are responsible for the total cost - responsible for the misdirected water - plus harassment & smoke screens  Lawyers I have asked have either waved it away as easy, or told me 'you can never win against a HOA'   Neither angle has been helpful not explained to me.
