As soon as you move up to a multi family your pool of buyers shrinks as most buyers just want their own home and don't want to be landlords.

Wendy, The government spends a grip of money to compile info for us and its available for free.People can get so much relevant information from the Census Bureau's website, The IRS, and most county's have a website with a link for helping business.You can pretty quickly determine if a town is growing or shrinking and average income etc.

At the top you have a wide range of people with varying motivations and ultimately you want to shrink the funnel so you filter out the un-motivated.I like to make people leave messages before I call them back.

It is a rapidly shrinking market, about 10-20% the volume it used to be, with established, experienced regional and national players already in place.

Interest rate hikes are shrinking the pool of buyers in that market however.My question was in the markets we are very familiar with, why would people be clamoring to buy a property that is in the B or C area (working class), has little room to drive rents up (plenty of other options) and is negative from day #1 if the sole purpose of the property is rental (multi family).Will listen to your podcast but this was more of a curiosity question as we have our criteria that we stick to and the model seems to have worked.

All areas with shrinking or flat jobs, let alone growing jobs...I proved the adage;  a cheap house in a bad location is still a bad deal.Its true I will admit that local landlords can still make a good go of ownig rentals in weak areas!   

Baltimore City data hasn't been encouraging over the last several years - population is shrinking (they saw their biggest drop last year and lowest pop. in a century), crime continues to spike (300+ homicides a year), and businesses are leaving.  

Since the balance borrowed goes down each month the interest payment amount will shrink.  

That seems to say that their are still lots of interested capable buyers out there, but maybe the inventory is shrinking.

Sometimes I tend to get carried away trying to creat a wow factor when I'm really "wowing" myself and shrinking my profit.
