Home Depot has several nice vanity options that included the tops for under $200.In addition to the master bath upgrade, we eliminated an unnecessary hallway area and exterior doorway to add a nice master bedroom closet with Martha Stewart shelving.

Her response when I asked when she was clearing out the shed in back (10x15, half filled with junk) or the shelves full of automotive fluids and junk outside the garage was to say that the new tenants could just put their things around what she was leaving.I admit I am more interested in charging for things because we lowered rent for her after her partner died (I know - mistake), and then suddenly there are over $300 in repair supplies (not labor, or the abundance of needed cleaning supplies) on things that I wouldn't have expected to have to replace after a few years.

Interesting...the better your cash (non debt-laden cash) the better...a couple things to consider: a) regardless of what your MB says, the lenders will discount your rental income by at least 20% b) before you can refi you may need to show at least 1-2 years of stable rental income and c) those renovations will cost you money too...or is that part of the purchase?

.- Any surfaces (not weight bearing walls) found to have category (3) contamination (colony growth – likely full gut), such as drywall, dividing walls or shelving may be removed and be discarded in a dumpster to be placed in the driveway as close to the house as possible (or otherwise removed). - Every square inch of the basement’s surfaces will be HEPA vacuumed to remove as much of the spore population and mycelium as possible.- Once HEPA vacuumed clean, an electric leaf blower will be used to raise as much of the remaining dust, mold, and spore as possible in order to allow the air scrubbers to remove them from the air.
