It depends on how long you plan on keeping the property, what your average utilities costs are in comparison to rent, etc. 

NOI is what it is, and is property-based for easy comparison.  

But, I am alway mindful of how my money is performing relative to its possible alternative uses and the fixed deposit rate is perhaps the easiest rate to focus on for a comparison.

I wrote the numbers out, with a side by side comparison to the traditional sale, from now until he invests his sale cash into paper (which is the norm). 

I really don't think there's much of a comparison. 

It just happens this lot allows mobile homes as long as they are not necessarily permanent foundations.Any thoughts on doing a cost comparison between building the 11 units and the Tiny houses?

You can go to my BP profile and see the posts I have shared, I made a side-by-side comparison of PDC and Tulum, they both have pros and cons, and it all depends on your needs/wants and expectations. 

If you are looking for comparison between market rates, it's a good idea to get a quote from another lender so you can see what makes more sense.

It's apples to oranges, not a great comparison.
