I will say when they moved in, I had to replace the washer, the microwave, the carpet in the entire basement (required), the safety sensors on the garage.

Screen them hard for your safety and for theirs. 

Most of it CAN be put on a schedule, weighed and measured, so mathematical decisions can be made. 

I use the average credit score of all of the adult occupants measured against my minimum. 

I feel maintaining your properties correctly and being decent to your tenants is the best preventative measure we as landlords can take next to LLCs, insurance, and umbrella policies.

I do know that very few municipalities won't require egress and life safety considerations.

Population growth is an easy measure of demand increasing.

There are fixed costs you won't be able to get away from utilities, insurance, etc and are typically stable year to year or with some measured growth.
