I think the challenge is that local meetups tend to be held in restaurants that cost money and they don't attend.

The trouble I am having is there is no comps to look at in the immediate area, so I just took some comps that were miles away up further north, and subtracted a little bit since the area was located near more desirable restaurants and shopping. 

Conversely, some nurses might want to "get away" from where they're working and drive up to 30 minutes away in order to enjoy a more rural, quieter rental.Safety, furnished, and ease of getting to/from work, closeness of restaurants, and "not like a hotel" types of properties are what I would look for in a rental.Would love to hear more about your real estate journey as it progresses!

Now if there is a bar, restaurant, retail, or other commercial use and its legal, then it could be considered commercial from a lending standpoint.  

Nobody thinks the electric company is evil because they shut off the power when you don't pay your bill. 

I just got notified by appfolio they are shutting down their listing syndication site "Rentlinx."  

Just hire a really good one and shut the eff up. 

I have stayed in STRs that provide local guides of top restaurants, activities, stores etc.

The main reason is because local governments are getting quite aggressive trying to shut down STRs and creating new taxes etc for them.

Spike was as a result of Trump tariff on Canadian lumber dumping practices and Covid shutting down logging, lumber mills and trucking.
