This topic is worthy of a book, but I'll limit my best advice to three points:Get Yourself a great Chief-of-Staff Before You Consider Adding More Staff - Yes, you can probably hire VA's to perform nearly every task you now do, but resist the initial urge to bring on a gaggle of specialists.

Most towns are very resistant to adding/expanding mobile home parks.

I am in CT, which has similar winters to NJ and we see a resistance to electric heat once you get 2-bedrooms and above.

With that said I do not want to be a wet blanket as this park certainly would eventually be profitable, however is it the path of least resistance or your best use of time… Probably not.  

Once mildew is found, we schedule a time to go out, kill the mildew with a bleach solution, then repaint it with mildew resistant paint.I have tried to pass down this expense to my tenants, because after all, the damage is caused by their negligence.  

Kids are noisy and smelly but not when the tenants are there :)I specifically like daycare because of a few factors. 1) It is internet resistant - you can't put your kid on the internet so you won't lose tenants to that in the same way you could lose a retail or office tenant to the internet. 2) It's always a need that will be there 3) A lot of times these days daycares are supported in some way with government funding.One thing to pay careful attention to, as mentioned above, is the lease.
