The people involved in the transaction may know the lender and their reputation to close deals giving your offer an advantage.

If you can't find a quality PM with a good, long-term reputation, then don't invest in that city.

When I buy properties personally my negotiation tactic is to look like a sure thing to the seller and to have a reputation as a real investor who has the Capital and will close.

It's the same case for hiring a highly referred plumber who will fix the leak and a few other things for the right price, or take the new guy no one has ever heard from and your leak has now turned into an explosion. 

If there is a problem and I need a plumber I will call the plumber.

The area was designed as a retirement zone and it still has that reputation.
