I had a house in which lived about 6 years. last year in August I moved to another house and decided to rent my previous property.Since I am new to renting business, used property management company.I have all sort of issues:1) They told tenant that landlords will provide refrigerator, washer and dryer.

There is nothing growing on the walls or anything, but if you go in there and sit on the couch or the bed it feels cold and damp like it was in a refrigerator or something.I don't believe there are any leaks or anything, I pay for the water bill and the bill is very reasonable, ~100 bucks a month for all three units.There is a crawlspace on the other side of the wall of her unit where the water heaters for the units reside and there are various things stored like yard tools, is it possible that rain water is getting into there somehow and leaking under the floor, humidifying the room?

As dictated by existing locations of the plumbing vent and drains, as well as electrical receptacles for range, microwave, refrigerator, dishwasher/disposer, some things are going to go where they need to go.So here is one alternative from left to right.=============== LEFT WALLSINK 24" with cabinet - vent stack there, hot and cold supplies there.DISHWASHER 24" with counter top.RANGE 30" - range receptacle there, microwave receptacle up top.Cabinet 30" with counter top.1/2" boardRefrigerator 30"=============== RIGHT WALLThe only problem is there is no counter space on either sides of the sink.So here are some decisions I am trying to make.(1) Is having a dishwasher a necessity for a 1/1?

I just bought a condo and was able to rent it out immediately.The previous owner did a lot of upgrades to the condo and left their very nice stainless steel refrigerator and wine fridge.They also left a gas BBQ grill in the backyard which I didn't test to see if it's still functional.My new tenant moved in yesterday and texted me to ask me to move the BBQ.

I add a wine refrigerator on a lot of the projects.Backsplash: Either marble or glass.Flooring: diamond polished concrete downstairs, hardwoods (engineered, usually) on the stairs and upstairs, tile in the bathrooms.

That will tell you what most would expect.When I bought a rental house earlier this year in a new area, the realtor/property manager told me that it wasn't expected for me to provide a refrigerator or stove much less washer/dryer, so you might be surprised what is the norm.Beyond your direct question, though, I think you need to reconsider your plan.

The state I believe has pointed this out to municipalities and if you're leasing as a side line business having more than one for example, then a business license kicks in, as well as personal property taxes on property used in that business like refrigerators, free standing stoves.
