If you let her keep the dog you will need to write a new lease and remove the no pet language.Many landlords do not realise that when they put something in a lease and a tenant violates the lease the attitude that "they are a good tenant and it costs to replace" is insane.

Once you figure that then you know what the actual cash flow from the property is compared to the cash flow generated solely by your cash (which could be invested else where for a greater return).Doubtful most investors have the cash flow they believe when they realise they have forgotten to attribute any return to the equity in the property.

In many cases you can realise the same profit margins in a much shorter time with less work and risk with a quicker cosmetic flip.Try to cut your rehab and holding costs in half, get in and out in 1/4 the time.
