JJ that's why many people invest elsewhere in other markets if their market is so overheated that the herd is buying on spec plays.If you need cash flow you will not likely find it in a market like that.

@Cuong Le While wood textured tile might be nice in Texas, extensive use of tile floors are not big attraction in places where you have *real* winter (unless you have in-floor radiant heat).Jessica:A good engineered hardwood may not be a lot cheaper than the real hardwood, but it will allow for refinishing.

Atlanta did very well if you were there 2 to 3 years ago as Ali mentioned the HEDGE funds drove up the prices and the prices were way out of whack to actual values so many who invested there in front of the herd did well ( my self included).

I guess the fear would be following the herds and buying in an area that has already been sought after by investors and then having the market go down and vacancies go up.

After the dot.com crash in the early 2000's, people ("the herd") lost faith in the stock market and started looking for a place to put their money.
