JJ that's why many people invest elsewhere in other markets if their market is so overheated that the herd is buying on spec plays.If you need cash flow you will not likely find it in a market like that.

@Cuong Le While wood textured tile might be nice in Texas, extensive use of tile floors are not big attraction in places where you have *real* winter (unless you have in-floor radiant heat).Jessica:A good engineered hardwood may not be a lot cheaper than the real hardwood, but it will allow for refinishing.

Atlanta did very well if you were there 2 to 3 years ago as Ali mentioned the HEDGE funds drove up the prices and the prices were way out of whack to actual values so many who invested there in front of the herd did well ( my self included).
