Most non-qm loan products will never have a 95% LTV due to the inherent risks associated with these type of loans not being traditionally backed by fannie or freddie (investment banks).

Real estate loans to owner occupied properties where the business of the owner is closed down - or SHOULD be, and the owner needs some time to sell the property.  

*I'm a property manager, not an owner, so I do have a 3rd account for business expenses as required here in Oregon.There are a plethora of software/apps out there for managing properties and funds.

My goal is to grow this business by expanding my investor network and seeking properties that will allow for additional scalability.

For those of you doing MTR & LTR what tech stack are you using and what areas of your business are each of your tools covering? 

All those things, and more, need to be ironed out.Question 2From a tax perspective, if you put a dollar in a business and when you sell you get a dollar back, that is a $0 profit, so from that perspective there is no tax. 

Also, for those whose BUSINESS (as opposed to just investment) is STR, they can scale successfully while their experience and knowledge of the industry may allow them the opportunity to uncover and recognize those few opportunities that will provide a much higher than market risk adjusted ROI. 

Don't quote me on that, but it's easy to look up the IRS regulations.I recently had a conversation with somebody else who is planning to start an STR business. 

There are difference between creators and hosts because we are selling different products.
